PCS to Eglin AFB: Where Should You Live?
The right place to live near Eglin depends on which gate you'll use and where your building sits on base, not on which town has the best reviews. Eglin covers roughly 724 square miles. Your work location can be 5 minutes from your front door or 45.
I'm Tanya Rivera, a REALTOR® and Military Relocation Professional (MRP) born and raised in Crestview. About 90% of the buyers I close with use VA loans, and most of them are PCSing to Eglin, Hurlburt Field or Duke Field. This guide is the conversation I have with every one of them before we look at a single house.
The short answer
Working on Eglin main base? Niceville and Valparaiso put you closest to the East Gate. Fort Walton Beach and Shalimar are closest to the West Gate.
Working at Duke Field? Crestview is the shortest drive, and it usually gets you the most house for your BAH.
Working at Hurlburt Field? Mary Esther, Fort Walton Beach and Navarre are the closest. Crestview works if you want more space and don't mind a longer drive.
Want the beach? Destin works, but plan for summer traffic and a bridge toll if you use the Mid-Bay Bridge.
Commute times: what the drive really looks like
These are typical drive times from neighborhoods to the gate on a normal weekday. Gate processing and the drive to your building can add 20 to 30 minutes on Eglin main base.

Know your gate
West Gate and East Gate are open 24/7. The West Gate is off Eglin Parkway (SR 85) on the Fort Walton Beach side. The East Gate is off SR 397 on the Valparaiso side.
North Gate and ACC Gate are open weekdays only, 6:00–8:00 a.m. and 4:00–6:00 p.m. They're useful at rush hour but no help on a different shift.
Gate hours change. Check announcements on eglin.af.mil before you plan your route.
What changes the drive
Summer on US-98. From spring break through Labor Day, Destin and Fort Walton Beach drives can double. PCS season, May through August, lands right on top of beach season.
The Mid-Bay Bridge. It's the fastest route from Destin to Niceville, at $4.00 each way in cash, plus $2.00 each way on the Spence Parkway connector. Crossing every workday can cost $120 to $250 a month.
SR 85 through Crestview. South Ferdon Boulevard is the one road from Crestview to Duke Field and Eglin. Okaloosa County has committed funding to widen it, so expect work zones.
Which side of Crestview. Living in north Crestview adds about 10 to 15 minutes to any base commute, because you have to cross town first.
Neighborhood comparison: who each area fits
Each area trades something different: drive time, house size, price or beach access. Here's how they compare for military families.

Niceville and Bluewater Bay. If you work on Eglin main base and hate driving, start here. You pay more for the location. Bluewater Bay sits across the bay toward the Mid-Bay Bridge, so check which side of Niceville a home is on before you count on a five-minute drive.
Valparaiso. It sits right at the East Gate. Few homes come up for sale, so a VA buyer who already has a pre-approval has the advantage.
Fort Walton Beach and Shalimar. They're close to everything: the West Gate, Hurlburt, shopping and the beach. Many homes were built decades ago, so a good inspection matters even more here.
Destin. Destin is a great place to live and a hard place to commute from in July. If one spouse works at Hurlburt or the West Gate, it can work. For Duke Field or a daily trip across the Mid-Bay Bridge, add up the time and tolls first.
Navarre. It's popular with Hurlburt families who want beach access and newer homes. It's in Santa Rosa County, so schools, taxes and services differ from everything else on this list.
Crestview. It's my hometown, and the reason I do this job. Crestview usually gets you the most square footage, the biggest yard and the newest construction for your BAH. Several new-construction communities sit 11 to 25 minutes from Duke Field. The trade-off is a 30 to 45 minute drive to Eglin main base and about 45 minutes to Hurlburt.

Schools. Every area here except Navarre is in the Okaloosa County School District, and there are no DoDEA schools at Eglin. Attendance zones change, so confirm the zone for a specific address with the district or the Eglin School Liaison Office at (850) 882-4319 before you write an offer.
VA loan guidance for an Eglin PCS
With full entitlement, a VA loan has no loan limit and needs no down payment. What you need to know is what your BAH supports, what the funding fee costs, and how to keep your offer strong.

VA funding fee for a purchase

These rates have been in place since April 7, 2023, per VA.gov. You pay no funding fee if:
you receive VA disability compensation, or you're eligible for it but receive retirement or active-duty pay instead;
you're on active duty with a proposed or memorandum rating issued before closing;
you're on active duty and show proof of a Purple Heart on or before closing;
you're a surviving spouse receiving Dependency and Indemnity Compensation.
Closing costs. VA caps seller concessions at 4% of the home's reasonable value. Concessions are extras, like the seller paying your funding fee. Normal seller-paid closing costs don't count toward the 4%. On a purchase, the funding fee is the only cost you can roll into the loan.
Florida tax breaks for veterans
File these with your county property appraiser after closing:
Homestead exemption: up to $50,000 off your assessed value, plus the Save Our Homes cap on yearly increases. File by March 1 of the year after you move in.
10% or higher disability rating: an extra $5,000 off your assessed value.
100% permanent and total rating: no property tax on your homestead.
Age 65 or older with a combat-related disability: a homestead tax discount equal to your disability rating.
Florida-specific items to plan for
Termite (WDI) inspection. VA requires one in Florida.
Flood zones. Many homes near the bays and the Gulf sit in flood zones. Flood insurance can add hundreds of dollars a month, so get a quote early.
Wind insurance. A wind mitigation inspection on a newer roof can noticeably lower your homeowners premium.
Buying sight unseen. A VA appraisal protects the lender, not you. Get a full inspection and a live video walk-through before you waive anything.
My local take, as a Crestview native
I grew up in Crestview, graduated from Crestview High School and have sold more than 300 homes across the Emerald Coast since 2015. Most of those families were military. Here's what I tell them that you won't find on a base housing website.
Drive the commute before you buy. Do it on a weekday, at the time you'll actually report. A 20-minute Saturday drive can take 40 minutes at 7:00 a.m.
Don't pick a town. Pick a gate. Two homes in the same town can be 15 minutes apart in commute time.
Think about resale from day one. Most military buyers will PCS again. A VA-friendly home near Duke Field or the Eglin gates is easier to sell or rent when your next orders come.
Plan your exit while you buy. This August I helped a military family who had to sell before their PCS. We put the home on the MLS with a full marketing plan, it got more than 1,000 views the first weekend, and it closed a week after they reached their new duty station.
Crestview isn't too far for everyone. At Duke Field, it's the closest town. On Eglin main base, plenty of families happily trade a 30 to 45 minute drive for a bigger home and yard on the same BAH.
PCS to Eglin: common questions
What's the best place to live for an Eglin AFB PCS?
That depends on where you work. Niceville and Valparaiso are closest to the East Gate, and Fort Walton Beach is closest to the West Gate. Crestview is closest to Duke Field and usually gives you the most house for your BAH.
How long is the commute from Crestview to Eglin?
Plan on 30 to 45 minutes to the West Gate, plus the drive to your building on base. From Crestview, Duke Field is 11 to 25 minutes away, depending on the neighborhood.
Is Niceville or Crestview better for military families?
Niceville gives you a shorter drive to Eglin main base, but you pay more for less space. Crestview gives you more home, a bigger yard and more new construction for the money, in exchange for a longer drive to main base.
Do I need a down payment with a VA loan near Eglin?
No. With full entitlement, there's no down payment and no loan limit. You'll still have closing costs, and the seller can pay part of them.
What is the 2026 BAH at Eglin AFB?
BAH is $2,433 a month for an E-5 with dependents and $3,399 for an O-3 with dependents. Eglin, Hurlburt and Duke Field share one rate.
Can I buy a home before I arrive?
