Lee Farm (also listed as Lee Farms) is an established neighborhood of 283 single-family homes in North Crestview. I'm a Crestview native, a Military Relocation Specialist, and I live in Lee Farm.

Where Is Lee Farm?

Lee Farm is on the north side of Crestview in Okaloosa County. Crestview sits where U.S. 90, State Road 85 and Interstate 10 meet, which is why it's called the Hub City of Northwest Florida. From Lee Farm you're on the north end of town, away from the south-side traffic that builds along Highway 85 toward the bases. The main entrance is the brick Lee Farm sign on Lee Farm Boulevard. If a listing says Lee Farms Phase I, II or III, that's this neighborhood.

What Are the Homes Like?

Lee Farm is all single-family homes, built out over three phases. Most have three to five bedrooms, two or more bathrooms and an attached two-car garage, with many in the 2,000 to 2,400 square foot range and some larger. Lots run bigger than you'll find in most of Crestview's newer construction, and several streets end in cul-de-sacs with no through traffic. Because the neighborhood is established, homes vary more than in a single-builder community. Two houses on the same street can differ in age, roof, HVAC and updates, so compare condition along with square footage.​

  • Picnic tables, benches and mature shade trees

  • The park is owned by Okaloosa County, not the HOA. Lee Farm does not have sidewalks.

Lee Farm is in the Okaloosa County School District, one of the top-rated districts in Florida. Recent Lee Farm assignments are:

  • Northwood Elementary, 501 4th Ave (grades K–5)

  • Pineview K-8th Grade, Crestview's newest K–8 campus, opened in August 2026 (grades 6–8)

Buying in Lee Farm with a VA Loan

Most of the buyers I work with use VA loans, and Lee Farm works well for them. Some things to know:

  • Older homes, closer appraisal look. VA appraisals check minimum property requirements. On an established home, roof age, HVAC and any peeling paint get noticed, so a pre-offer walkthrough saves surprises.

  • Assumable VA loans. Ask whether the seller's loan is assumable. If it carries a lower rate than today's, taking it over could lower your payment. Assumptions take longer and need lender approval, so plan around your report date.

  • HOA review. Every home is in the Lee Farm HOA. Your lender and your budget both need the current dues and HOA documents early in the process.

 

What I Check Before My Clients Make an Offer Here

  • HOA documents and dues. Get the current covenants, fees and any planned increases in writing from Panhandle Property Group, Inc., the HOA's management company.

  • Roof, HVAC and water heater age. These are the big-ticket items on an established home. Get the ages from the seller's disclosure and confirm at inspection.

  • Street and lot position. Cul-de-sac lots are the quietest. Streets near the main roads can hear some highway sound. I'll tell you which is which.

  • Flood zone. Check the specific lot on the FEMA map and get an insurance quote early.

  • School assignment. Verify it for the exact address, especially after the 2026 north-end rezoning.
