VA Loan vs. Conventional Loan for Military Buyers in Crestview, FL
Written by Tanya Rivera

For most active-duty buyers and veterans, a VA loan beats a conventional loan on a Crestview home. You can put no money down, you never pay monthly mortgage insurance, and many disabled veterans pay no funding fee at all. A conventional loan still wins in a few situations: you're putting 20% or more down, you want an investment property or second home, or you'd rather not pay the VA funding fee.
About 90% of the buyers I close with use VA loans, so this is a conversation I have almost every week. Here's how the two compare.
VA vs. conventional at a glance
Feature | VA loan | Conventional loan |
Down payment | $0 with full entitlement | As little as 3% on some first-time buyer programs; 20% avoids mortgage insurance |
Monthly mortgage insurance | None | Required under 20% down until you reach about 20–22% equity |
Upfront fee | VA funding fee (2.15% first use with less than 5% down), waived for most veterans with a disability rating | No funding fee |
Seller help with costs | Normal closing costs, plus concessions up to 4% of value | 3% under 10% down, 6% at 10–25% down, 9% above 25% (primary home) |
Loan limit (Okaloosa County, 2026) | None with full entitlement | $832,750 conforming limit for a single-family home |
Property use | Must be your primary residence when you buy | Primary, second home or investment |
Appraisal | Value plus VA minimum property requirements | Value only |
Assumable later | Yes, by a qualified buyer with lender approval | Generally no |
When a VA loan is the better choice
You want to keep your savings. Zero down means your cash can go to moving costs, furniture or an emergency fund.
You have a disability rating. If you receive VA disability compensation, the funding fee is waived. That's often thousands of dollars.
You expect to PCS again. No mortgage insurance keeps the payment lower, and an assumable VA loan can be a selling point when you list the home later.
You need help with closing costs. VA lets the seller pay normal closing costs and up to 4% in concessions on top.
When a conventional loan can make more sense
You're putting 20% or more down. With no mortgage insurance and no funding fee, a conventional loan can cost less overall.
It's not your primary home. VA requires you to intend to live in the home. A rental or vacation property needs a conventional loan.
You want to save your VA entitlement. Some buyers keep their VA benefit for a future duty station.
The home is a fixer-upper. VA minimum property requirements can make it hard to buy a home with significant repairs needed.
What this means for your offer in Crestview
Most sellers in Crestview are used to VA buyers, and VA offers win here every week. A VA offer is strongest when it's clean: a lender pre-approval ready to go, realistic dates and an inspection plan.
The VA appraisal is where VA and conventional differ most in practice. If the appraisal comes in below your price, VA's escape clause protects your deposit. See what happens if your VA appraisal comes in low.
Common questions
Is a VA loan always cheaper than a conventional loan?
Not always. With little or nothing down, VA is usually cheaper because there's no mortgage insurance. With 20% or more down and no funding fee waiver, a conventional loan can come out even or ahead. Ask your lender to run both side by side.
Can I use a VA loan more than once?
Yes. Your entitlement can be restored after you sell and pay off a VA loan. Depending on your remaining entitlement, you may also be able to buy again while you still own a home with a VA loan. Your lender can check your Certificate of Eligibility.
Can I rent out my Crestview home when I PCS?
You must intend to live in the home when you buy it with a VA loan. Many military owners rent the home out after they move on new orders. Talk to your lender about your specific timeline.
Does VA have a minimum credit score?
VA doesn't set one. Lenders set their own minimums, so ask each lender what they require.
